Housing in the Geneva Area

Geneva is the third European financial center after London and Zurich,and the world's eighth most important financial center by the Global Financial Centers Index, ahead of Frankfurt and Sydney. 2009 survey by Mercer, the US consultants and research firm, found Geneva to have the third-highest quality of life of any city in the world (narrowly outranked by Vienna and Zürich). Geneva was also ranked as the fifth most expensive city in the world (2010). Little wonder that housing in Geneva is expensive.

The housing market in the Geneva area is very tight and this is obviously reflected in the rental prices The Canton has about 220,000 rental units and the vacancy rate is only around 0.20% (July 2010). Besides living in the city of Geneva, you can try to get an apartment somewhere in one of the villages surrounding the city. The are many nice farming villages within an easy commuting distance of Geneva, especially to the West of the city (i.e. between the end of the lake and the French border). Public transport is excellent, so you don't have to worry about not getting to your place of work.

You can live almost anywhere, in any commune, within the Canton and you are close, within 30 Minutes, by public transport, maximum, of the city center. This is important for new residence that will have a permit B, but come from areas outside the EU/EFTA. While EU/EFTA citizens can live in any Canton and work in another Canton (e.g. live in nearby Vaud where rents are slightly lower than in Geneva, and work in Geneva), citizens from outside the EU/EFTA area have to live in the Canton who issues them with the work/residence Permit.

Because of traffic across the bridges over the river Rhone, it would be advisable to find accommodation on the bank of the river, where you work. Few people can afford an apartment along the Quai Gustave Adore (named after the man who brought the League of Nations to Geneva) . There are quite a few apartments along there, but the people who have one, keep it almost at all costs! But there are other nice areas!

City Locations and inner Suburbs

Right Hand Bank of the Lake		Left Hand Bank of the Lake
Cornavin	Around the main railway station. There are some older apartment blocks and some apartments in a so-so state. Many foreigners, especially Portuguese live here. Colorful and lively, but some areas are not really suitable for children.	Centre - Plainpalais - Les Arcacias	Suitable for young people (late 20's-40) without families. Some older blocks of flats, but usually refurbished. Range from medium priced to expensive
Paquis-Nations	Many UN employees live here. Lots of apartment blocks but most owned/managed by the UNO.	Carouge	Small town atmosphere. Medium priced but not easy to find.
Bellevue, Genthod	Both these areas are under the Eastern approach path of Geneva airport. But most houses and flats have special windows to protect you from noise.	Petite/Grande Lancy	Medium price range. Numerous blocks of flats.
Pregny-Chambesy	Apartments and small single family houses- quite expensive	Onex/Plan-les- Ouates	Similar to Lancy. Also some single family houses available.
Le Grande Saconnex	Near airport but not under the flight path. Lots of UNO employees live there. Good bus and trams connections to center	Center and Old Town	If you find an apartment in the old town you will be very lucky. Standards and prices differ but everything will be expensive and generally small (50-80sqm). But great of your are young without children.
Meyrin	Home of CERN. Lots of apartment blocks. Close to countryside good connection (by tram) to city center	Eaux-Vives	Expensive and an easy walk to the center. Not easy to get an apartment. Many nice older apartment blocks (from the 1920's) with character but at high prices.
Vernier	Lots of apartment blocks. But in the Western approach path to the airport	Chêne- Bourgeries/Chêne Bourg	New and older apartment blocks. Some can be quite pricey!
Chatelaine	Adjacent to Vernier. Similar make up of population and housing. Advantage is that it is out of the flight path to the Western approach.	Colony	Very expensive. Some villas for rent, but at a high price. Few smaller blocks of flats (with 4 to six apts. on two floors) Very expensive!

Outer Suburbs and Surrounding Communes

Most commune pages are in French only. But they have all information about the administration, often restaurants and business, etc.

chavannes-des-bois	Small farming community - Canton of Vaud - Rail connection via the station of Mies	Aniéres	Used to be a farm village, now an expensive suburb. 2,300 people. Bus to Geneva
Founex	Village vaudoise with 3,500 inhabitants - 60 nationalities. Canton of Vaud	Corsier-Port	Expensive - Some smaller apartment blocks. Used to be another farming village
Commugny	The village behind Coppet, 2,430 inhabitants - Rail connection (Coppet Station). Flats and houses. Canton of Vaud	Colonges-Bellerive	Very expensive. Not that many blocks of flats.
Tannay	Small, but picturesque village; Canton of Vaud, 1,550 inhabitants, 42 nationalities, limited housing available. Rail connection. Canton of Vaud	Vésenaz	Between expensive Colony and the commune of Colonges-Bellerive. Part of Colonges-Bellerive
Versoix	In the Geneva airport flight path. Lots of blocks of flats (apartments) Medium price range. Canton of Geneva, about 13,500 people town. Rail connection	Meinieres	On the slopes above the lake looking at the opposite Vaudoise side of the lake.
Celigny	Is a Geneva enclave (650 inhabitants) surrounded by the Canton of Vaud. Nice but expensive. Former home of Vilfredo Pareto, Richard Burton and Alistaire McLean. Limited housing.	Petit-Lullier	Farming villages with a nice view of the lake
Coppet	Small picturesque town just outside Geneva next to Versoix, but in the Canton of Vaud	Vandoeuvres	Home of the expensive Geneva Golf Club! Expensive apartments and houses.
Satigny	A farming village in the Western part of the Canton. If you like the country side this and similar villages in the area are the ideal place to live. Easy access to Geneva by bus and train (RER).	Bernex, Lully, Perly	Lots of apartment blocks and a few converted farm buildings (with great charm!) but difficult to find.

The Size of your Accommodation

Once you have decided where to live in the Geneva area, you have to make a choice about the size of what you want and what you can afford. There is an oddity about the description of accommodation in Geneva:

In the whole of Switzerland, with the exception of the Canton of Geneva, the size of an apartment is described as 1 1/2, 2 1/2.....5 1/2 room apartments. The number of rooms being counted are the reception (living) room, the dining room (accounts for the 1/2 room), and the bed rooms. Kitchen, bathrooms and toilets, corridors etc are not counted.

Geneva is different. In Geneva the kitchen is one of the rooms. In other words, in Geneva an apartment being advertised as having 4 1/2 rooms has a kitchen, a reception room, two bed rooms and a dining room (as usual, linked to the reception room).

As a general rule, all apartments have an equipped kitchen, meaning, stove/oven and refrigerators with an ice compartment. Often apartments also have a cellar or a loft compartment, sometimes both.
